Valencia sits in a quiet, fast-growing corridor east of the city, built around an 18-hole course with a driving range, pro shop, and patio bar. It's one of the few places in Collier County where you can get new construction, a golf lifestyle, and a 3-car garage without stepping up to coastal pricing.

Every home here is one story, and lawn care is handled by the community, which is a big part of why it works for people moving down full-time and for seasonal owners alike.

Becoming a Florida resident, in order

Buying the house is one thing. Being a Florida resident in the eyes of the state — and of the state you left — is a separate checklist, and the sequence matters.

  1. Close on your Florida homeOr sign a lease. Everything below depends on having a Florida address you can document.
  2. File a Declaration of DomicileRecorded with your county Clerk of Courts. Your formal statement that Florida is your permanent home.
  3. Get a Florida driver licenseSurrender the out-of-state one and register your vehicles. Florida expects this within 30 days.
  4. Register to voteThrough the county Supervisor of Elections. One of the clearest signals of intent.
  5. File for homestead exemptionWith the county Property Appraiser by March 1. It lowers your assessed value and caps future increases.
  6. Move everything else overBanking, insurance, estate documents, and the address on your tax return. Former states look at the whole picture.

General information about the process, not legal, tax, or accounting advice. Residency and domicile rules vary by state and by situation — talk to a Florida attorney or CPA before relying on any of it.

Licensed Florida Real Estate Broker · BK 3509778 · Palm Paradise Realty Group

Rob has spent close to two decades in real estate, first in Denver — where he finished in the top 5% of sales volume — and now across Southwest Florida. He, his wife Amy, and their daughter Abby vacationed here for years before deciding to make Naples home, which means he has already made the move his clients are planning.

His background runs past standard residential sales: managing sales teams, serving as an expert witness on property valuation in divorce proceedings, and working bank-owned and distressed inventory. That range shows up most when a deal gets complicated. He holds a business management degree from Metropolitan State College of Denver and is a member of the National Association of REALTORS®.

Outside of work he's a Broncos and Buffs fan, lifts, and stays active with his church and local nonprofit work alongside his family.
